I've seen several note holders make late, sometimes very late payments, the have a heart attack, or they die, or someting happens where they can't act, the borrower will suffer. :)

Seperate by partner.If you form an LLC, you may be required to have or perhaps should have an escrow account for deposits, as it is not your money until a certain occurance or damage is suffered.

Make sure that your offer ans contract clearly states free and clear title and you give yourself a contingency period to review the title report.Had a colleague suffer through a lis pendens on a property purchased at auction.

That one family wont have 13 cars outside, that is much of the issue.Dave, I have never heard of the D/As being a protected class under the ADA, but since they are usually court ordered the occupancy is taken care of through a zoning exception, that wouldn't fly here
