I’m wondering is this necessary if I only plan on being an investor and not necessarily building a career?

I have a duplex I own free and clear, and just need some additional money to finish rehab.

No challenge, but wondering if I should've done 30 year mortgages on rental properties.

All systems are new and permitted with only cosmetic finishes left.

I was wondering if anyone who has done this can tell me if after comparing price per sqft of the building aspect of the project only (cost of land, environmental remediation, and demo excluded) they have found modulars to be a more cost effective way to go rather than stick built.

I currently live in the Northern Virginia area and was wondering if there was anyone in the area who has decent experience in wholesaling and possibly probate properties in the state of Virginia?

I thought the project would have finished a month ago, and gave two weeks buffer, but the good news is that the renovations completed yesterday.

Wondering if I am missing anything that would be throwing off the numbers drastically?
