Your title seemed to suggest they were going the other way, having been aware of tha, I didn't read it, sorry, and assumed,but if that's what they are suggesting, I think it's probably folks my son's age, he has a large home in the Dallas area, but not for me.Smaller has nothing to do or at least much to do with value or cost, smaller but better appointed, quality materials, antique details, honed beams, stone fireplace, etc.I'll go check your article, maybe they are going green, super insulated to make up for the $1,000 heating bill.....this is where Warren Buffet and I have things in common....LOL In the spring, summer and fall I'm on the deck the sunroom is for the winter or rainy days.

I have also sent my good Section 8 tenant, the one who has been there a while and keeps her house up, her December check for her portion of the rent, voided and placed in a Christmas card, wishing her a Happy Holiday and thanking her for being an excellent tenant.

I'd be willing to bet that I get more repeat business from agents than most people (our average DOM is 17 days and we often get properties under contract before they're listed, just from sending an email to agents who know our product), and the reason is that we treat the agents we like VERY well -- this includes bonuses, holiday cards, bagels/cookies for their office at random times, etc.Bonuses in-and-of themselves won't get your houses sold, but what the bonuses represent -- a great relationship where both sides are taken care of financially -- will definitely get your houses sold.Just my $.02...
