They drew me in with their offer of being able to pull out as much as 95% of my primary property's value in a HELOC.

You should focus on a return on equity formula, which uses the asset value less loan value as the denominator.

The values here were state required calculations included by the attorney to show an example of value share split.2024 events:Dad has aged so his LE value is close to 30% and each son had 35%.  

Your heirs inherit the property at its new market value and they can leverage whatever tax benefits are available at that time.

The market value of the property is around $500K.

But I have a sense that I'm not making the most of it and that I could potentially grow my portfolio if I made better use of the value in these properties.
