If these tenants can't live up to the terms you've set forth, dump them.Being a landlord isn't overly complicated, but it does require that you be willing to be inflexible and put your foot down when someone takes advantage of you.

Incurring all these unnecessary fees for the foreclosure, relief from BK stay, and filing responsive pleadings to whatever dilatory foreclosure defense motions you file will do nothing but add to the priority debt owed to the HOA.

If your current situation (noisy apartment causing unnecessary stress)/environment (unaffordable housing market) is not good, the only thing you can control is yourself.  

Most of the nearby properties people use window units, as there is no existing ductwork so it makes it much more complicated for central A/C.
