@Basit Siddiqi is exactly right that Philadelphia / NJ has some unique reporting headaches that are often screwed up, so whoever you work with, gauge their experience working in numerous jurisdictions, or their teams access to those subject matter experts.Those in the construction world and rental world open themselves up to some substantial opportunities from a tax planning perspective, but also need to be sure they thread the needle carefully on the real estate professional rules to actually qualify for them.

I now have 12-doors there and am in the process of adding a couple duplexes.I don't have much experience with moving out of state for income tax purposes but the first state that came to mind is NV.

I understand it depends on the township, and when I look up certain ordinances it seems they only address residential buildings ( 1-4 units) needing a permit, primary residence, etc.Wanted to see if anyone out here has had experience.

Seems like a good way to switch out patters and change the whole feeling of the kitchen with a cool pattern or textured flutingWe've had good experiences with peel and stick wallpaper these days have great designs and install friendly for the DIY'er. 

With out experience , a fix and flip is very risky . 

You said you live in the house, so if it is for personal use only, that might play into the decision, and/or if you have a lot of room in the deal financially and have enough to pay for the higher priced, possibly better GC, that might be part of the decision also.In my experience, higher price doesn't always mean "better," but may mean more attentive and experienced and more and/or better resources (like better sub's, etc). 

Regarding the Holding side of it - what is your experience when it comes to deeding a property to a holding company after close?

I'm ideally looking for someone with meaningful experience and success, impeccable integrity, professionalism, who's looking for an LP to fund additional projects.
