I'm currently saving for a down payment but feel that I may have issues securing a loan due to high student loans.

I've been working 2 full time IT jobs for a year and a half (first 6 months to pay off student loans), house hacking a duplex for a year, pending offer on a 6 unit apartment building right now, going to take a HELOC after closing on the 6 unit (duplex appraised for 100k more than I bought it for), and use the HELOC to buy a quad, and after that get an FHA on another multi unit. (3 new properties within this year), and that should be able to net 5k a month.

Kinda going back & forth on whether we'd rather go with a student rental or single family.

@Nathan Waters Whether the participants are putting in $10,000 or $10,000,000, it takes the same amount of effort to write the paperwork to protect it.

I agree with @Curt Smith, checkbook control is almost essential depending on your type of investing and a Solo 401k sure beats an IRA if you are eligible.Contributions limits are roughly 10x higher, there is no custodial requirement for the 401k, you can take participant loans, you don't need the additional expense and administration of an LLC to have checkbook control, there is a built in-Roth component, a spouse can participate, there are additional tax benefits, there is generally greater privacy, and the plans are often quicker to setup and cost less money over time especially compared to most IRA LLCs.

In the last few years, and continuing now, many new apartment developments are coming online that are focused on students that seem more like resorts than the apartments that I was familiar with...they have amenities like huge pools, lazy rivers, tanning beds, game rooms, full gyms, etc.  

I paid up six months of rent when I received my student loans...to be sure my rent was paid while going to college...!
