At this point that is irrelevant, you don't need to change your brand new brushed nickel door hardware and painting a brand new, PT deck is not going to bring a buyer either.

If you were to lose signicant money on a deal and you can't just brush it off.. then you need to pay for title commitment. 

@Matthew Ware Your sober and complete assessment doesn't sound like you're just starting out - you've got an excellent grasp on the hard and soft issues involved.  

This would give them access to soft money skills that both rich and poor in America often lack.I am also chewing on the idea of a scholarship fund that would be available to my tenants.

Poke around for soft mushy spots.

I've been soft once to often, and wonder why I have to keep evicting people.  

The government taking a broad brush stroke to interpret vague language the way they want to doesn't cut it.

I have tenants who just moved into my condo and are requesting compensation for: (1) repainting (I had to repaint a wall in a different color than they originally saw when I took down my speakers); (2) loud bathroom fans in each bathroom; (3) Ceiling fans that are outdated but functional; (4) wall wiring so that their t.v. does not reveal the wires; (5) fridge filter which admittedly was old and they noted that my flooring has a soft spot but did not request replacement (yet!).  

Understanding CapEx to its fullest and not brushing it off.
