A good goal has to be SMART (specific, measureable, attainable, relevant and time-bound).

@Eric Land as someone who just recently moved to CT, I wish I would have taken the steps as you are to look into smart investment principles before settling on where I now live. 

Smart move evolving your approach as the market changes. 

I know how green I am but I am smart, driven, and hard working.

Also I did some RTO and I personally had very little luck converting other than one buyer who bought my personal home but he was A paper just needed to sell a home in Boise as he was an Exc. with FLIR systems.. he cashed me out in 6 months when his house sold.but these are smart dudes they have it figure out I am sure.. but I think they will be like most landlords and walk into some homes and say WTH  happened here..:)

My Dad is a very smart and successful man and has vastly more to bring to the table than I do right now, but I know we can be saving/making far more money.  

But with my full time job, it wouldnt be a smart decision for me yet.Truthfully, this is a very exciting time in my life.
