While researching homes we can potentially flip there (we might go for 3 years, or 6 months lol military) I found a single family home that is listed as 2 bedrooms and 1 bathroom (but there are 3 rooms upstairs) and it definitely can do with some basic updates.This home is in the New Bern area of NC (I originally thought we were going to a different base so I know that's a little far from Jacksonville) but it sits on 8 acres of property.

Hello everyone, As I sit here reading a stack of REI books and real estate salesmanship books I realized how often I read lines in my books like this, *please note I’m paraphrasing these may not be exact quotes “I do this because I love it” and “If you’re not passionate it, it will end up feeling like a job” “I have to try and not talk about it with my wife” “It’s the last thing I’m thinking about when I fall asleep” ”REI is my favorite hobby” and so forth..Wow I think to myself, that’s some passion!!

For the question property, if it is an outlier sitting much below market vacancy you typically have a management issue that would be resolved when you take over.
