I would think that short term prices would suppress on SFH's but from a little bit of online research about the RE effects of other hurricanes, that seems not to always be the case as demand goes up as rescue money and recovery related personnel pour into the region.

Baltimore Air BnB is under attack....the new bill that goes into law shortly, essentially bans short term rentals in homes that you don't currently live in.

If you are planning on exiting the property within a short amount of time the benefits may not be worth it- I would check with your CPA and/or cost seg tax specialist on it- Michael Blank interviewed a cost segregation expert on his show- episode 23 I believe titled "Save BIG with Cost Segregation for Multifamily Buildings"- they discussed cost segregation on SF + multifamily assets so I recommend checking it out!

High achievers always move the goal line out anyway; so, tying your happiness to the end result rather than daily action can result in unhappiness along the way.Regarding real estate investing, add value...it speeds up the wealth building process. in the For What ever its worth category.. to me real estate is life.. its a life style.. there is no retirement.. not sure why folks get so worried about retirement.. you get your stable of whatever kind of real estate you want  sFR multi commercial  Notes  short term lending .. fix and flip  value add  MHP  storage spec building etc etc.. and you nurse them along and work with them until you pass through the pearly gates.. why retire even if you retire with rentals your still involved in some manner.. if I looked at real estate that way I retired at 18 when I started selling the stuff it was and is not a JOB to me its a lifestyle..

We do a bunch of classes on short-term rentals and because of that have a decent network of folks who rent out furnished places.

I also know they are probably going to look into short term rental options at some of these class A, I feel there is saturation and this might allow them an opportunity to capitalize with the competition, just my 2 cents.

It's located in a desirable / up and coming neighborhood (Hixson, TN), has good tenants, and seems well taken care of (will be verifying that with inspections shortly though).
