Got a land contract question...We are planning on moving to a nicer home next year.

Purchase price: $93,000 Cash invested: $24,750 Bought with long term tenant in place.

I use lending for some lazy money in my life insurance or IRA and can make big chunks of cash in a short amount of time - but I am a full time passive investor and I haven't found a better investment for consistent cash flow than I get with syndications.

I just looked at a few 4 units he had on his hot list that will make a great short turn around for a great ARV.

Can anyone point me in the right direction to find a long term equity partner?

If you want a lower tax bill then you would want deductions immediately, if you want profitability in the short term then you would want to depreciate as that spreads depreciation expense over the years.

Even Hard Money lenders (with 10% to 12% interest rates might have issue with that) PROPOSAL MADE and SEEKING OTHERS:Have the Husband agree to SELL her his 50% interest in the House on TERMS to the WIFE who wants to STAY in the home and where he would carry back a WRAP AROUND  Note - lets say for $1,425,000 at 7.0% with I/O INTEREST ONLY repayment terms  of $8,312.50 monthly and a 36 Month Balloon payment when the entire $1,425,000 would be due.

Even if STR goes south, we feel there is decent demand for 30+ day rentals as well as the property prices holding its value long term.
