to clarify, copper pipe heating, one furnace, wth 3 zones/thermostats/loops/pumps - none of them 'slave' zones - that's what i'd do in philly.if i had $ for 3 separate furnaces, and the triplex is ACTUALLY a 3-family house per local philly department of buildings, then and only then would indeed separate out the house into 3 gas meters and 3 gas furnaces, which is pretty much just missing separate water meters and separate hot water tanks and its practically a 3 unit condo complex!

Syndicators love to syndicate those deals just like multifamily because they take huge sponsor fees going in so if the deal tanks and doesn't perform like they said they still made bank.I like buying dark STNL deals because with one lease the value is fully realized right away and in a short time span of under 1 year whereas these big projects have long lead time projections of 7 to 10 years to double the money invested.
