We are currently waiting to see the experience with the Florida LLC, re insurance, tax, beneficial ownership issues before we deed the Virginia properties into the LLC.

Also 4th quarter of last year Packwood and county officially did discuss potentially regulating STR's by either limiting numbers or adding a tax to cover increases in local services that are needed.

  - Hands off ADU additions are often one of the worse RE investments.

I think its highly regionalI would talk to a very experienced local RE broker they will know. or a local Appraiser. 

They are trying to tell me they can just keep extending (under the escrow claus- no escrow was opened) Q- Lawyer said no payment by closing date contract over, we are free to re-list property- realtor has complaint and can’t re-list till she hears from the RE Commission, on there decision on the complaint, how? 

That is essentially what I did back when I first got stationed out here but with a rental because I knew nothing about RE.

I was about to ask a similar question (and still will due to the current economy), but appreciate the discussion on this thread about the pros and cons and level of cash flow required to make the early withdrawal penalty worth it..
