Do as much research as possible on the property and find out the title situation from the seller...if multiple signatures are needed, make sure they know that you need to move quickly since others will be involved.

As I do not have as much cash on hand at the moment and am looking for an attractive return, I am looking into the Newark area, some parts of Jersey City and Trenton NJ.  

You wouldn't want to have them redeem after you pay for the foreclosure and payoff the taxes, that might not be an attractive gain.  

We are still noobs at investing, but we're learning the ropes fairly quickly lol.
