I know the security deposit is a bit murky, but if we were to start rent in Sept and declare bankruptcy in Nov for instance, does he have to continue paying monthly rent, or is there something where he could avoid eviction without paying?

That's because if it's income producing property (such as a rental), you are REQUIRED to register that entity in the state where the property is located.

These modest goals combined with my inexperience in the rehab game have prevented me from looking to seriously into the BRRRR approach as of yet.I would really like to obtain as many income producing sfr and small multi familys as possible and the two biggest obstacles I have found are being able to secure loans and come up with the down payment (I am sure these are typical struggles for other investors out there too) The fact that securing a hard money loan and then rehabbing is a creative way around these struggles really appeals to me.

You can find the right title company by asking other successful wholesalers in your market. all the bigger wholesalers that were providing inventory to my vendors that I was financing were licensed in FLA.. high profile big producing outfits all had licenses.. at least the ones I dealt with in Orlando..
