Hi @Brent Paul  I would suggest visiting your local permit office and explain to them what you want to do.  

Likely t/c 50/50.Sure you can have one owner execute the payment obligation (note) if the bank permits it... but both owners will be executing the security interest (deed of trust/mortgage) for a 75-80%+ loan.

Had a business plan, a few nice used machines, wrote up contracts, opened a business account, figured out permits, business entity, fictitious name filing, etc...

Still need more treatments to be sure.My contractors have been on pause ever since an inspector put us on notice about needing permits.

Only thing todo now is pull permits and get it back together.

He has also advised me to protect my investor that is already at the table (my mother) to form a promissory note system with her.I have contacted the county government about the permit process, and understand the basics of it.Thanks for reading my second post, I plan to keep this updated as like a running log I can refer back to and maybe get some guidance.

A lot of town meetings for zoning and permits but it's those extra steps that someone else doesn't want to take that will help you make the long term gains.

BUT they allowed me to do ALL the work, no permits required but they were on top of me every week for updates & meetings.
