I rode around and managed to find a few people working on rehabs and found out who they were renting to, rents they were getting, and one guy was kind enough to walk me through his rehab project.

For years I told people the most dangerous spot for a real estate investor is 1 or 2 units.

We have chosen single family housing rehabbing (fix & flip) I am looking for mentorship and great people to guide me or even partner with this field.

With many people working from home, it isn't uncommon to require tenants to be available for repairmen or appliance deliveries.

I feel like I missing a piece of information here.If this is accurate, these expectations are wildly unrealistic. 

The goal is to avoid mistakes and pitfalls that many people find themselves stuck in too late.

Also, I might have missed it but I don't see vacancy taken into account. 

Some people will say you can only find BRRRR deals off the MLS and through wholesalers, but my experience is the wholesalers drastically over inflate the projected ARV and you can find similar priced properties on the MLS and their properties generally need a lot more work than they're letting on.

It’s sickening how much these people lie to scam people out of money!!!
