Also most are highly educated who painstakingly went to college for many years.So at least the world I see counter argues with the world many “gurus” (guys who lecture to sell their books, videos etc) preach which looks down on the cubicle/ 9-5 culture and higher education (not to mention home ownership) but tells people to skip all of that “nonsense crap” and get right into RE as their fastest ticket to the country club.

If you think or assume that the tenant has abandoned the properyt, MAKE SURE that you document the property with photographs or walk through video before changing locks.  

Second if you do not have anyone you trust locally their are some good people here on BP that maybe you could pay to go and do video walk thru of your properties and let you know what is going on.

Larry Haun has an excellent video on YouTube about framing that I would definitely recommend in addition to his book.Put chalk lines on the floor where your walls will go.

Cody...I'm going to get some flack for this, I'm sure, but I'll say it anyway...1) Read the book 'Rich Dad Poor Dad'...it will put things into perspective and you will start to question if you are working for money or if money is working for you...oh; and about that education...it is great that you are getting your education...I got mine also (MBA), but the degree won't do much for you in real estate, although it can help you to have a better understanding of finance.2) You are contributing to a 401k for retirement in a job you don't intend to keep...although you are probably getting a nice contribution from your employer and you are saving tax free, you are also freezing money in a device you can't touch until you reach retirement age, or else you get heavily penalized.
