Occasionally a well will have issues, the pump will go bad, a check valve down in the well will go bad, there's also a pressure system set up, here it's in the basement of the home usually, that can fail or hiccup on occasion as well.

Is it worth (both in time and money) advertising your unit, showing it, securing a new tenant, turning over the unit, etc. or would keeping them and dealing with the occasional hassle from them cost less (both in time and money)?

So they study and study and crunch numbers and read books and they talk to their wives, and years go by and they get the occasional comforting promotion and raise...and they don't do a damned thing, just talk about real estate investing and lurk in the forums and pop out occasionally to congratulate someone who looks like they're doing well.I'm 44 years old and I have multiple close friends just like this.

I will make some referrals occasionally and get a nice referral fee like if someone wants to buy a nice home in the Napa valley were I used to live I refer them to broker friend of mine or I have made some referrals to the brokers who work for me in Charleston.. and referral fees are nice these are high dollar and tend to be 10k plus for just  sending a name.
