You likely won’t be able to cashflow well in the higher end neighborhoods of Pittsford, etc., but SFRs are an excellent investment in up and coming areas like North Winton, or established blue collar suburbs line E. irondequoit.

I generally like to see rents of $900 to $1,000 and above, but that can be market dependent.Visit the area and the provider you are considering - there is nothing like a face to face, seeing the neighborhoods, the quality of the rehabs, and the operations of the provider.Fully vet the property management - nothing is more important than the PM in the long term success of your rentals.There's more, but those are some keys to look out for.All best in your REI!

I wouldn't consider age so much so long as the neighborhood it is in can support your sale price.The best way I can say is to always follow your market and visit some homes personally and eventually you will just know what a certain property is worth and won't need to necessarily find comps

You may potentially be exempt under other Virginia law, but an attorney would want to read your Articles of Organization before confirming, and would largely be based upon who has the controlling interest.B) You may be opening yourself up to premises liability by not transfering the properties into the LLC.
