Don't ad to this mix.. it's not profitable and will end up just wasting your time and everyone elses' I'm tired of getting these wholesale deals that are "Nice build house 70% ARV, but only need $10k rehab"  then I spend 20 minutes looking at the deal and it's really 80% ARV, needs $60k rehab and is already on the MLS.  

My dad bought a small mixed use property back in 1963 for $25K, putting $10K down and assuming a $15K mortgage.

There are bound to be some surprises in the early stages..It also sounds a bit like you may be mixing strategies if you are buying and selling alot (the frenetic pace of fix and flips, for instance, versus the slow and steady long term buy and hold rentals). 

If a mix, then I would be more concerned about overdressing than under dressing.

I guess my point is just gettin in and doing it can have mixed results, but either way its a positive investment.

Current rent averages a bit over $600 but market rent is approx $750 average (for the mix - 30 2 bedroom and 10 3 bedroom units.Cliff
