In Los Angeles county (non rent controlled areas) I'm looking at 4-12 unit properties.Every property I inquire about the agent will give me big spread sheets with all the rent rolls, minus expenses, etc.

= LTVSeems you found 15 lenders to lend in your area of RE, not that you have a banking relationship with all 15, so they are making the offer so to speak.Selecting a bank to do business with takes some time as well as investigation.Understand that all banks will have a "lending area" generally no more than 30miles from a bank location, that's why they spread out in smaller communities to enlarge the service area.If you'fe going to be doing business west of Austin, I'd say a bank that is close by and not on the east side of Austin.

If I lock a deal with a large enough spread to cover everything that can go wrong (in a rehab flip scenario, exit price drops, rehab estimate goes up, holding time is longer, etc), then I have mitigated most of my risk, regardless if I use my money or that of OPM (other people's money).Please feel free to chime in.

Because financed buyers can generate a higher cash on cash return percentage (due to their financing), they can generally afford to pay more, resulting in a larger spread for the seller.Competitive bidding - All-cash buyers generally benefit from lower (sometimes much lower) purchase prices and/or better deal terms, as their bids present significantly less closing risk to the seller.
