The issues I am seeing, especially with newer HOAs make me think that you should almost never buy a rental in an HOA.One HOA in north Texas tried a few years ago to prohibit Section 8 rentals. 

Your only issue is that STR management is costly in Austin, up to 25 percent.

The majority of local banks we talk to for Columbus OH wouldn't even fund a deal for an out of state investor (credit unions, etc).

If not, going with a single-family home or a duplex could be a good option.For larger investments, you'll need at least six months of reserves to cover any unexpected issues.

Make a list of your current frustrations and see if the new software addresses those issues specifically.
