@Andrew Jessup It's extremely common for the family trust to initially own the real property and then to transfer ownership into an LLC for additional liability protection, with the LLC owned by the family trust. 

DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Is there any real estate specific software that would be better than sage or quickbooks?

In my experience with a specific client of mine, it can often be challenging to make the case for passive income (therefore SE tax avoidance) if you are also a real estate investor doing your own flips.

I'm new to real estate and I'm here to learn as much as possible to take action ASAP.

A few tips to build it faster:1) Attend local real estate meetups and networking events—Houston has an active investor community, and BiggerPockets is a great place to connect with others before meeting them in person.2) Join Facebook groups and other online forums for Houston real estate investors.

Trying to see how I can use it to grow my real estate portfolio, this is my only property btw.
