Service animals under ADA don't bother me one bit because they are legitimately treating a person with a handicap, but the emotional support animals are not controlled sufficiently to protect a landlord, so lookout for yourself.In either case, they are animals not pets and you cannot charge pet rent or pet deposit.

Additionally, you can back date fees prior to the ESA letter, for example: 2nd cat is not an ESA, but then Tenant now produces a legitimate ESA letter for the animal but the date of ESA certification is of now... you may backdate fees prior to the date of certification, since the animal was a 'pet' before the date; you may even still pursue eviction if this occurs, since again, the animal was an 'authorized pet' at one point BUT this you should seek legal counsel before proceeding.

@James Ritter The only legitimate way to accomplish what you’re trying to is to list as a for sale by owner and specify that you are requiring no agents to be involved.

That's not to say that things don't pop up like low appraisals or title issues that no one expected, but 7 months means the lender was either not legitimate or they were struggling with funding and didn't tell the borrower.

I've not encounted any other legitimate lender going 100% on a non-owner-occupied investor spec build, but I would be interested to learn what fund out there is doing it. 100% financing and 2 points for that type of loan is something I can't touch.
