One of the strategies that my property management team currently does to try to generate more PM leads is that we send out mailers to any expired and sold multi-units on the MLS.

I'm still buying as I believe in my sub-market and find it easier to make deals work as a short term rental investor. 

Since we are total amateurs, we don't which way is better (either get a property for short term or invest that extra cash .Any help will be appreciated!

Would be nice to also have the ability to rent it out short term (AirBNB, etc) but this isn't totally necessary. 

Any leads or tips on how to start are appreciated. 

My lender packaged and sold my mortgage, and when I called the new servicer to inquire about a HELOC/ Home Equity Loan they told me I wasn't eligible because of my short ownership duration.I am planning to pay for most of the improvements with cash I have on hand from my W2 job, but I want to get something set up in case of an emergency repair/ use towards other investment opportunities.

Providing funds outside of a transaction that would effect the LTV given by an insured lender could lead to mortgage fraud, money laundering and wire fraud as funds are disbursed.

So after I started getting legitimate leads and closing deals I looked to find out what things the leads/deals I was getting had in common.  

We have chosen to target 5-6 bedroom homes in Kissimmee, FL due to the excellent short term rental market.

There are dozens of other marketing routes but in my experience, they do not produce the highest quality potential buyer leads.
