Size of unit (small or large 3 BR), condition of unit and upgrades in unit will make a big difference in what CHA approves the units for AND tenant demand for your unit, they can easily take their voucher elsewhere-$4500-$5000 per unit is a good "plug" number for expenses in this area.

I found a under valued large property in Williamson County Texas for sale that is $143,073.00 under tax valuation, I put a BID on it for the asking price , now they have 3 to 4 qualified bidders and they want us to put in our best offer in by noon tommrow and the highest bidder wins.

I strongly believe that carefully vetted commercial MF syndication is a good investment vehicle due to many many reasons (professionally managed, more passive, economy of scale due to large units, spread of risk due to multiple partners, and all the goods of Commercial MF like forced appreciation through value add, not only to mention all the tax benefits)...

Hiring a PM at this level isn't too efficient, but it allows you to set a standard of what to expect from your PM (if you decide to get one in the future to manage your large portfolio;) 2) Great for learning the rehab.
