To keep material costs down we shop Facebook market place for kitchen cabinets and etc.

Examples would be a 3 bedroom with only a stand up shower, a sink in the pantry, a 3 bedroom, 1 bathroom with the bathroom between the two bedroom and no secondary access, washer/dryer in the kitchen, etc.Laundry - ability to put in hookups in the basement if not possible in the unit itself.  

The tenants took it “as is” so I gave them their first month free since it was in terrible condition inside needing painting, repairs, kitchen appliances and cleaning.

Install one clawfoot tub (today people only dream of these), run garden hose  under the house from the hot/cold water line in the kitchen to the tub.

.$50 in water = $60 extra...Like if they had an argument about dinner and slammed a kitchen cabinet door and broke it...

Plumbing has been the biggest issue for us but we generally replace a lot of it when we do updates to the kitchens and bathrooms.

Here are some updates on the renovation:I renoved most of the kitchen cabinets, a lot of the carpet in the rooms, Removed the old wall boards in bedroom #2 scraped a lot of the old ceiling in the dining room, and generally made a lot of mess :) Here are some pics starting with my one of a kind Audi truck seen here carrying 6 doors and 40 cases of LVP flooring :)

We rent each bedroom out and the tenants have a shared living room and kitchen area.

All New Wiring, Plumbing, appliances, Countertops, Kitchen Cabinets, Bathroom Ceramic Tile.

Without knowing how much you are looking to spend or what plumbing/electrical you want to move, I would say absorb the “eat in kitchen” to be part of the kitchen.
