I should contact the PM and get justification for each one.2) Either the PM reduces some fees, or I step up and pay some of them myself, but the tenant shouldn't have to pay all of these egregious fees.3) I should not contact the tenant directly.

We hire leasing agent/property management for advertising, finding potential tenants, doing applications and initial screening, for the top 1-2 applicants, our leasing agent will send application for us to review, and we decide whether to proceed, or clarify questions further.
