You may want to consider living in the property for 2 years so you can get Section 121 exclusion of gain on sale of primary residence, especially during our market.

I worked in the apartment leasing industry and can tell you that as SOON as that tenant gives their 60 day notice, that apartment IMMEDIATELY goes back onto the market.

From single-family, to retail, to industrial it seems all segments are seeing peak prices with very few days on market (if any).

Is insurance, hell no, there are so many exceptions and exclusions.

Real estate investors can make great returns using every different asset class (mulit, sfr, industrial, retail, etc.) and in any location/market (more or less).  

I would counter argue that it's pessimist and doubters who give the industry a horrible name.

I understand I should be finding oil/gas industry, nurses, hospitals, etc but I don't know how to connect to the right people.   

People do not want to work these jobs that are needed to support the tourist industry.
