I personally don't know the investor very well, but I have a close friend that has lent money to him on multiple occasions within the past six months, which gives me a little bit more confidence.

And unless you have a family member or friend who has that kind of money who trusts that you know how to run an apartment complex and is willing to either lend you the money or be the money partner on the deal, then you will likely need to raise money from other sources for the down payment.
