Personally I look for an agent that understands the different requirements of investing as opposed to home purchasing.

When buying your 1st home/real estate investment is a real estate agent needed on your side?

Make sure whatever you buy, you go and personally view the homes. 

Access to the MLS and access to homes that are vacant to see.

You can do cost segregation on your properties and generate a lot of deductions – but if you can get advantage of those deductions and move them from the passive side to the active side (via REPS) it’s another question (and unlikely if you have a W2 job, maybe a stay at home significant other?).

My personal home almost doubled in value in 2 years and while many markets have gone down the last 6 months, we've been mostly flat.  

Ideally, if there's an investor in the Augusta, GA area I'd LOVE to shadow you or even do some rehab labor for you on weekends so I can get my hands dirty and see how the wheels really turn.Aside from that, if anyone has any general tips for making connections with local real estate investors or things I should be reading about, I'd love to learn from you!
