I would Echo what Chris said, and add that things like hiring a property management firm, or a credit enhancement ( 6 mos. - year of debt service in an escrow account) if you had it to tie up,  would help to get the deal done.

I would be very cautious about hiring contractors that don't have verified licenses, proper insurance coverage, bonds, and are in good standing with the state and all insurance / bonding companies.

For big deals I can charge anywhere from 2-5% of cost, or for rehab deals I have seen people charge 7-10% fee.Now take in mind that since you are the contractor you should have a pad in there just as if you were hired by someone just to do the work.
