Roof has a lifetime of 25 years and floors 10 years. $5000/25 year life span/12 months in a year=$17 per month for the 100 year old house. $6000/10 year life span/12 months in a year=$50 per month for the 100 year old house. $5000/10 year useful life left on roof/12 months in a year=$42 per month. $6000/5 year useful life left/12 months in a year=$100 per month.

I do have some zip code information that shows the avg. purchase price along with the percent increase in prices over the last 12 months that might help you a little with the price to rent ratio and for appreciation.

Same with the other properties...but that would have been a huge gain.Another good thing is that titling the properties to a Trust avoided probate.The beneficiaries, the next 2 generations, had decided with my parents agreement that after they passed the properties would be liquidated and the money divided among the 11 heirs based on how they said, by percents
