Roof has a lifetime of 25 years and floors 10 years. $5000/25 year life span/12 months in a year=$17 per month for the 100 year old house. $6000/10 year life span/12 months in a year=$50 per month for the 100 year old house. $5000/10 year useful life left on roof/12 months in a year=$42 per month. $6000/5 year useful life left/12 months in a year=$100 per month.

I do have some zip code information that shows the avg. purchase price along with the percent increase in prices over the last 12 months that might help you a little with the price to rent ratio and for appreciation.

Same with the other properties...but that would have been a huge gain.Another good thing is that titling the properties to a Trust avoided probate.The beneficiaries, the next 2 generations, had decided with my parents agreement that after they passed the properties would be liquidated and the money divided among the 11 heirs based on how they said, by percents.

We normally are using a cap rate of at least one percent higher than we think we can get on the refinance/sale, just to be conservative.
