The big thing is to be on top of the paperwork.. if they ask for something.. the sooner you send it the better, because they likely need to FWD it to an underwriter, etc.

Yes, we will pay above marker rents, do a longer lease of 1-3 years, owner wont have to worry about rent being paid as were a professional company, and the property will look fantastic with us paying out of pocket for many interior upgrades.
