@Clay Warinner - What Voicemail Drop Services have you seen which are equipped with a built in DNC list free of charge? 

No amount of success stories, no number of impossible situations that Agents are not equipped to handle, no logical attack on flawed equity stripping logic or questioning if I was "ethically" obligated to offer top dollar (I'm not, you're not, heck, they don't even do it in retail) could slake the hate or turn the tide of an entrenched culture.

I once ran a restaurant in Malibu which had been in business for 25+ years and often an older piece of refrigeration or cooking equipment would have the Model info rubbed away over time from scrapping against the wall. 

If someone else is better equipped to handle the flip or something legitimate is found out about the property (cloudy title, mineral rights gone, easement through pool).

@Michael Quarles That sounds like quite the process...and some expensive equipment!

Neither of them is fully equipped to fill the niche of the other, so they coexist.Get over it. 

Obviously there's a million questions I have as any new person, but i feel that given the right plan of attack, i'd be equipped to take this challenge on.Thank you all in advance, and I'm really excited and grateful to have found this awesome community.LGP.S.
