We plan to replace with tankless water heaters and in-unit high-velocity small duct central heat and air (using electric baseboard for the garden unit heat), and also remove all the radiators from the building. With the furnace and water heater removed, we would like to knock down the walls dividing the current furnace room, and make one larger rear, which is the bulk of the remodeling work to be done. don't not currently have drawings or architectural plans.

In order to convert the house into three units it will need at least $ 105k in rehab.I believe a savy investor can turn the current property into three units plus develop the two l0ts and build two duplexes or two single family houses ( arv for the area 2/2 130-140k 3/2 160-185).most houses in the areas are rental properties although is a very convenient area close to all major highways, MLB Statium and 15-20 minute drive to city capital (Atlanta). i would like to wholesale this deal or possibly partner up on the deal..

For me, one of the best spots in St Paul for a new investor is Payne-Phalen: still many sub-200k duplexes (albeit old ones), nice community, and the Payne commercial corridor with awesome businesses such as Toung in Cheek, Caydence coffee, etc.
