Are condos a good investment?

I'm a landlord's kid, the duplex has been in the family for over 30 years located in Chicago, IL.

I have a property that I am looking to purchase, and I would like the community to tell me what they think.What: A fixer upper Duplex in Central California (buy and hold)Context: I attended a local REI meetup a few weeks ago, and was approached to purchase a property from a local Real Estate agent and Investor.

The only reference I have is for my duplex and triplex properties in CO; sewage, water, garbage and share common area fees paid by me (about $200/mth; tenant pays gas and electric.

Starting out in REI, (wanting to househack soon, and buy a duplex).

He just renovated a single wide, put washer and dryer room right in the middle with separate door with locks and is renting the place out like a duplex!!  

I invest in many different property classes,  I currently own or partner on single families, duplexes, a few apartment buildings (12, 19, and 32 units) and am under contract to buy a 12K sq Ft office building, and a 30K sq Ft strip mall.  

For example if I by a duplex for 100,000 the gross rents should be at least 1,000 that is after all repairs etc.

The low down VA loan is a way to enter the high priced San Diego RE market without a lot of money.I am neither a veteran or a mortgage broker but believe the following to be a good path for those who have a VA loan option:The VA loan is for owner occupied purchases but can be used to purchase up to a quad (up to a 4 unit property).I recommend new investors start with a detached duplex. 

I see this small duplex (1 bed/1 bath each side) listed for 70k.
