I have a 5% rate with my parents on two loans, but it does come with strings attached like replacing the kitchen facet, sink drains, and a ceiling fan in one of their rentals yesterday. 

The main drains on the cash flow are the turnover and the costs associated with renovating the property.

Foreclosure list, absentee owners list bla bla bla... those people do NOT WANT TO SELL.Someone in foreclosure rather pour concrete down the drain, destroy cabinets and poop in the livinf room carpets beds and ceiling, than sell to you.Absentee owners?

I do think it is quite a risk though and I cringe every time I see someone ask should I drain my 401k or invest in real estate.

If it's not, get a part time job doing something you are more interested in to supplement your income instead of letting being a realtor drain you and take away your time to spend with your kids.This is a great problem to have and I hope to have it someday!

Account Closed: I'm planning on using a contractor to make sure it's done fast, to limit holding costs, which will likely be my greatest drain on profits.

Hopefully it has a floor drain that you could set a water alarm by and wait for the failure.

There is also the challenge of draining the waste and properly venting the plumbing system.
