But, as you will realize, the deeper you delve into getting the "best" and the "most exact" investment analysis you realzie that there truly are so many variables that can't be quantified or plugged in. 10% IRR vs. 11% IRR - well it's a no-brainer then, right?

You will have to hold it longer to sell it to a homeowner versus wholesaling it at a deeper discount to an investor, but your profit margin will be higher.The issue to consider is that when you go to all the trouble of closing on it and rehabbing it, why not just go all the way and retail it yourself for the maximum profit?

A few months ago I put a little over 8k on a card ,the same person told me that if I had two or more cards from same bank it wouldn't hurt me they would average out both limitsWell that didn't pan out so well ,showed up as 40+% on one cardWhen I saw that, I jpaid it off ,and score went right back upSo now I need to learn ins and outs of the credit game before I dig a deeper hole to climb out of!

@Charlie John I do not see why the 50-60% is relevant on making a profit, it might affect you in some way depending totally on what your ARV is, so what if the ARV is 30k, that 10% will only e 3k, meaning that, if your first flip and you are remodeling a kitchen, then forgot to test asbestos, that will probably cost you 3k, then your "deeper" discount doesn't mean anything.
