I also make the buyer pay me earnest money directly, or if I am assigning it then I would collect at least $1000 of the assignment fee.The thing about selling a property with a contingency in your contracts is that unless otherwise stated a contingency normally allows the buyer to not only get out of the contract but also allows them to get their money back from YOU.
