It was pretty hard to find properties where the numbers and landlord laws made sense which is what ultimately led me to investing in Columbus, OH.The numbers and landlord laws out here made sense then, and they still do today.

The only problem I see is these loans are not made for owner occupied.

Have good written agreements with your customers.

Hey guysI bought my first property in the area, made it a Short term rental and so far everything is good - the property is cash flowing and booked - thank God.I'd like to repeat the process and purchase another one.

We've a track record to share and a story to tell as we market our "new" resort to a large & generally untapped upscale customer base throughout Texas as well as both nationwide and internationally.

There is not a physical lease & the tenant clearly has made this their dwelling place..

I've made contact with the land owner and they are now asking what we are willing to pay.

But I know I made the right call when I sold some properties end of 2021/early 2022, and did not 1031ex, but rather paid taxes and eliminated debt on the properties I wanted to keep.I’m hoping to keep what I have for as long as a I can stand managing them (at least they are nice properties in prime locations…but as I get older my tolerance for hassles diminishes ;)  So I don’t fool myself for a second acknowledging that there are all kinds of external factors that may compel me to sell.

What made you interested in investing in this type of deal?

Little bit of a learning curve because you can customize reports and analysis based on your own equations but once its setup, its very effective and works great.James Storey, CCIM
