I don't know of any insurance company that will compensate you for a bad tenant.Contact the tenant with an itemized list of charges and demand payment in full within 30 days or that they submit a payment plan with the entire amount paid off in 6 - 12 months.

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.

If you are buying it right you can get a hard money loan, do all the rehab, then move it to a conventional loan.

Martin,First on a private adjuster, remember most of them charge a percentage of the claim so unless they get you more than you would have on your own, you will net less.
