I'm not really looking to invest in the area at the moment but would love to one day soon maybe buy one or two multi families and then maybe somewhere down the line be interested in partnering to buy a larger apartment complex.  

I want to invest in buy-and-hold in single family, multi family and eventually apartment complexes.

The LVP is everywhere now...apartment complexes, hospitals, doctor offices, schools, etc...are using the (commercial) glue down version. 

I am so glad every time I hear someone say this and not lay out a plan how to start with a wholesalebusiness (one of the hardest and most complex things to master IMO) and then make some cash to eventually buy a rental property.

Another option or two would be a sjmall multi family complex and owner financing.  

I am very interested in large Multi Family apartment complexes and am loving the learning experience and challenges a new Market and Country can offer. 

This law is complex and created to cause confusion, doubt and fear about a buyers and sellers ability to enter into a real estate seller finance transaction. 

My long term goal would be to build passive income and retire early (at 55) using a  different investment vehicle, possible mortgage notes, they seem complex and quite fascinating.  

As to gurus, my dad recently told me that if he could attend some clinic and learn or see something different (actually, marching into different formations can be rather complex moving 120 players around) that it was worth the price of the book or clinic and they were not cheap.Good ideas are valuable, so long as they can be replicated by others, are compliant and fit into ethical business practices.

When I was younger, I did this and my apt complex let me off the hook once the apt was re-rented.
