Longer term, I'd like to take all my equity & 1031 it into an apartment complex (s) or some other cash flowing properties & take an early retirement. :)Of course, all that may change as circumstances change, but if you're gonna dream, you might as well dream big!

It is a 24 unit apartment complex with a contract with HUD until 2018 for 100% rent payments each month with another $48/unit going for utilities.

I imagine he's talking about part timers who wouldn't benefit from the extra complexity of business entities.

I want to buy a few houses, rent it out until the market improves, Sell it and buy a Complex...

My ultimate goal is to have several apt complexes providing me a steady stream of $$.

I believe the reason being is it's not only a trust factor, but the complexities of Canadians buying foreign real estate wrt taxes and liability issues keep many from delving into it.  

Also the wife has intentionally do a no show on our loan appraisers twice. and no the seller's agent has never told us the complexing until we learn that first hand because she didn't let the appraiser in to do the job, and then it's the first time i heard the busband is attending a court appointment to get a court order for her to comply and the court order later states, that the wife can stay 30 addl days post closing, but at whose' cost... the seller is only paying for maint and mortgage interest, and we will be home less for 1 month + having to move twice.

I will continue to BRRRR as well as house flip any good deals I can find for the foreseeable future with the ultimate goal to syndicate to either buy or build a 100-150 unit apartment complex selling the my portfolio in the process.

Hey BP,So a friend of mine is looking at a $1.4 million 14-unit apartment complex and has convinced the owner into talks for owner financing.

Down the road I am certainly interested in possibly doing some flipping and purchasing large apartment complexes.
