As I'm reading this I'm wondering what kind of property can support an 8-10% rate on Vacancy, Repairs, CapEx and at $0 down can generate income but this has given me a new set of criteria to consider beyond what's being taught in the videos/webinars.  

Personally, I believe the most important question to be able to answer is "Why are you choosing real estate investing?"

However, if I had an unusually large window that didn't take standard curtains, then I'd provide the window treatment and choose a basic neutral color.

If I had to pick one, I would choose the property type that is more in demand in your market for the next 5 years.

I choose a grayish shingle style and used a 30-year architectural shingle.

Several years ago we were looking for a new market to invest in.For us, the water street project was a contributing factor for us choosing to invest in Tampa Bay.If you invest where the big players are building you're more likely to do well.Starbucks sets up shop in areas that are growing. 

I choose SEC 8 vs non-SEC 8 depending on the neighborhood.
