A good buyer's agent  does the leg work and the research and shows you things that will work for your purposes.IMO, there is no need to study REI if your goal is simply to buy a property within your means that works for your parents in their senior years.  

So many laws and regulations to jump thru since TIC to Condo and now the last leg (hopefully) of refi.

Anyone who tells you they can do it is pulling your leg or misinformed. 

If you are afraid you won't have a chair - you are over leveraged!

Many older homes seller want arm and leg for it.

My real estate agent says that all cash deals have a leg up in the market.

I honestly dont feel that I should pay him full comission considering all the leg work that I have done for selling the property.

So like everything it really comes down to market knowledge...and very often relationships, since if you have a relationship with the selling agent (or your buyers agent does) then it gives you a leg up.

(Like I said, I have a full-time, a 2 year old, and one on the way - so I don't plan on doing leg work/managing myself).3.
