This deal should have a title co/lawyer involved to make sure both parties are best protected and they will have one or a lead on one.  

I think the first part is always the hardest.

There were some issues with repairs needed and moving dates, for which I was able to use my problem solving skills to create a win/win for all parties involved.What was the outcome?

It's all a gamble but I like my odds in real-estate and not with the casino. 

I want the process to be smooth and easy for all parties.

But no one ever seems to talk about how that works once you get an interested party.

I have this property under contract and I am assigning my interest. the buyer went through a third party broker (Rapid Funding Solutions) and we could’ve had this deal closed last week but the lender said that could close on Sept, 23rd. 

As it is a third party lender, I can even deduct the interest of the loan as an investment expense.There are few lenders specialized in Cash Value Line of Credit (CVLOC).
