I personally hate rental arbitrage (no appreciation or depreciation), but it's a great way to get started if you don't have much capital to work with.

However, finding a mentor or a partner with experience could be a great first step to help guide you through your first deal and identify the right market for you. 

The purchase price is $1.45M, with a current rent roll of $13K per month (market rent is about $16K).

Target market is Davenport, IA and the surrounding area in Iowa due to my family being there and the businesses/colleges in the area.

It's not like we're talking about a "free market" here.
